How PropertyRank works

Method before metrics.

PropertyRank is designed to make evidence boundaries visible. The product is most useful when it distinguishes a supplied signal, a cited context source, and an unanswered question.

Preliminary scan means supplied inputs only

The free Property Signal Scan scores the address or location, country, property type, and public URLs a visitor chooses to enter. It does not crawl Google, AI assistants, maps, portals, social platforms, or submitted URLs in real time.

A citation must support a nearby claim

PropertyRank cites an exact public page when that page genuinely supports the local statement. We avoid generic homepage links when a relevant deep link exists, and we do not use citations as an endorsement block.

Source material is transformed, not copied

We record concise metadata, a citation summary, and a methodology note. PropertyRank does not store or recreate source-page bodies, listing feeds, copyrighted articles, or private data.

Freshness is part of the evidence

Every registry entry records retrieval date and an expected refresh cadence. When an update date is available, we show it. A source can be relevant yet still be too old or limited for a current property-level conclusion.

Insufficient verified data

This is a deliberate product state, not a negative property claim. If PropertyRank lacks a verified, relevant source, it says so and may suggest the next item to gather—such as a public listing URL, official building information, or a clearly attributable local source.

What a score is not

  • A live Google, AI, maps, or portal crawl.
  • A valuation, legal opinion, or transaction prediction.
  • A guarantee of rankings, recommendations, inquiries, or sale outcomes.

Freshness and review

Published and updated dates come from the source when available; retrieval dates show when PropertyRank last reviewed the exact URL. The registry also contains an expected refresh frequency. We do not automatically treat an old source as current, and we do not turn publisher statements into independently verified facts.
